Location: Door County, Wisconsin
Schedule: ~15 hours per week
Pay Range: $24–$25 per hour

Position Overview

We are seeking a dependable and detail-oriented Part-Time Property Manager to oversee an affordable housing community in Door County, WI. This role is responsible for maintaining compliance with affordable housing regulations while ensuring residents receive professional, responsive service.

This position works approximately 15 hours per week and requires strong organizational skills, attention to detail, and the ability to work independently.

Key Responsibilities

  • Manage day-to-day operations of the affordable housing community

  • Ensure compliance with applicable affordable housing programs (e.g., Section 42/LIHTC, HUD, or other subsidy programs, as applicable)

  • Process certifications and recertifications in accordance with program guidelines

  • Maintain complete and accurate tenant files and compliance documentation

  • Coordinate leasing activities including marketing, showings, applicant screening, and lease execution

  • Monitor rent collections and address delinquencies appropriately

  • Conduct regular property inspections to ensure compliance, safety, and upkeep

  • Coordinate maintenance requests and communicate with vendors/contractors

  • Serve as the primary point of contact for residents and foster positive tenant relations

Qualifications

  • Previous property management experience required; affordable housing experience strongly preferred

  • Working knowledge of LIHTC (Section 42), HUD, or other affordable housing compliance programs preferred

  • Strong organizational skills and attention to detail

  • Ability to manage compliance paperwork and deadlines accurately

  • Proficient in Microsoft Office; experience with property management software is a plus

  • Strong communication and conflict-resolution skills

  • Knowledge of Wisconsin landlord-tenant law preferred
