About the Opportunity
We’re partnering with a growing property management company here in Madison to hire a Property Manager for a newer affordable housing community. This is a great opportunity for someone who wants to take ownership of a property, build strong relationships with residents, and play a key role in the day-to-day success of the community.

This role is ideal for someone who understands LIHTC compliance, enjoys a mix of operations and resident interaction, and takes pride in running an organized, well-managed property.


What You’ll Be Responsible For

Property Operations & Compliance
Oversee the day-to-day operations of a Section 42 (LIHTC) community
Ensure full compliance with LIHTC regulations, Fair Housing laws, and state requirements
Manage income certifications, recertifications, and all compliance-related documentation
Maintain audit-ready files and support inspections and agency audits

Leasing & Resident Experience
Manage the full leasing cycle including tours, applications, move-ins, and renewals
Serve as the primary point of contact for residents, handling questions and concerns in a timely and professional manner
Create a welcoming, community-focused environment that supports strong resident retention

Financial Management
Oversee rent collection and delinquency management
Assist with budgeting, reporting, and tracking property performance
Prepare and submit reports to ownership and compliance partners

Team Leadership
Supervise on-site staff and coordinate closely with maintenance and vendors
Ensure work orders and property needs are handled efficiently and proactively
Help foster a positive, accountable, and team-oriented environment


What We’re Looking For
2+ years of property management experience
Required experience with Section 42 / LIHTC compliance
Strong understanding of Fair Housing regulations
Highly organized with strong attention to detail
Strong communication skills and a resident-first mindset
Experience with property management software such as Yardi, AppFolio, or MRI
