Position Overview

We are seeking an experienced Property Manager to oversee the day-to-day operations of a busy residential property in Lancaster, Pennsylvania. This role is ideal for someone who has significant experience managing fast-paced properties, leading maintenance teams, and keeping operations running smoothly while providing a high level of service to residents.

The ideal candidate is a hands-on leader who can confidently manage multiple priorities at once, support and hold teams accountable, address resident needs, and ensure the property is well-maintained and performing at a high level.

Key Responsibilities

  • Oversee all day-to-day property operations, ensuring the community runs efficiently and effectively
  • Lead, support, and coordinate on-site maintenance teams and other property staff
  • Manage a high volume of maintenance requests, work orders, unit turns, inspections, and preventative maintenance
  • Prioritize maintenance needs and ensure repairs are completed accurately and in a timely manner
  • Coordinate with outside vendors and contractors for repairs, projects, and property improvements
  • Maintain strong resident relationships and respond to questions, concerns, and requests professionally
  • Oversee leasing activity, renewals, move-ins, move-outs, and resident retention
  • Monitor occupancy, vacancies, rent collection, and delinquency
  • Conduct regular property inspections to ensure cleanliness, safety, curb appeal, and overall property standards
  • Monitor property budgets, expenses, invoices, and overall financial performance
  • Manage multiple projects and operational priorities in a fast-paced environment
  • Maintain accurate property, resident, leasing, and maintenance records
  • Ensure compliance with Fair Housing requirements, company policies, and applicable local, state, and federal regulations
  • Identify operational issues and proactively develop solutions to improve property performance

Qualifications

  • Several years of property management experience required
  • Strong experience managing busy, fast-paced residential properties
  • Proven experience leading and coordinating maintenance teams
  • Ability to effectively manage multiple priorities, urgent maintenance needs, resident concerns, and ongoing property projects
  • Strong leadership skills with the ability to provide direction, maintain accountability, and support team performance
  • Experience overseeing vendors, contractors, unit turns, and property improvement projects
  • Solid understanding of leasing, resident relations, occupancy, and overall property operations
  • Experience managing property budgets, expenses, and financial performance
  • Excellent communication, organization, and problem-solving skills
  • Ability to work independently and make confident day-to-day operational decisions
  • Knowledge of Fair Housing requirements and property management regulations
  • Experience with property management software preferred

Compensation

This is a full-time opportunity offering $73,500–$85,000 per year, depending on experience.
